I start with having a face-to-face meeting with you. You should be comfortable with the Realtor you work with. Making sure we know each other, will make the process more enjoyable. After all, finding your dream home should be easy and fun!

Buying or selling a house is a major event in most people’s lives. Through the entire process, I will be on your side, supporting you and looking out for your best interest.

For all my clients selling a home, I always start with a home marketing consultation. It will help in understanding your reasons, plans and expectations you have in selling your home. During the consultation we will discuss any changes to the property I feel will help it show better and get you an offer faster.

Homes sell faster when they are clean and uncluttered. When you list your home with me, I will work with you to recommend repairs, de-stage or stage your home so it shows well and sells quickly.

There may have been a time in your home’s past where it had water damage, repair issues or pest problems. As a seller you will fill out a legal disclosure statement to benefit both you and the buyer. I may also suggest some improvements or repairs be done before listing your property on the market.

When I go to list your house on the market I will enter it into the local Multiple Listing Service (MLS) which is available to all Realtors, Brokers, and even the public through certain providers. The pictures I take of your home will also be used for videos, social media posts/ads, newspaper ads and commercials if necessary. 

You’ve had some interest in your home and now it’s show time. A quick cleaning and organization will give buyers a positive feel about your property. Buyers tour the home with their Realtor, who will be with them the entire time. Buyers feel more comfortable if you’re not present during the showing or open house. I will request feedback from the buyer’s Realtor and share the information with you, and help get all parties prepared for the next step.

To make the home buying process easy, you’ll need to gather important financial documents to secure financing your new home. This includes, but is not limited to: Financial Statements, Bank Accounts, Investments, Credit Cards, Auto Loans, Recent Pay Stubs, Tax Returns for the past 2 years, 401K Statements, Life Insurance, Stocks, Bonds, and Mutual Account information.

Once you are pre-qualified for a loan, you’ll want to be realistic about the price range for your new home. When deciding on a price range to start your search, most lenders recommend keeping the mortgage amount to 28% of your income.

I will hand pick homes based on your wants, needs, and non-negotiable features all within your budget. I will set up appointments based on your schedule and we will visit the homes together.

Up until this stage of the process, helping you find your perfect home has been a collaborative effort. When it comes time to make an offer on your dream home, my expertise as a Realtor shines through.

I will discuss offer details step-by-step making sure you understand what you’re offering and agreeing to, including time frames, earnest money and deadlines required by inspectors, banks and the title company.

I will negotiate with the seller’s Realtor on your behalf keeping your part of the process stress free. We will discuss any counter-offers to ensure there are no hidden requests by either party.

When your offer is accepted we need to schedule a professional home inspection, bank appraisal, and any other tests you’d like run on the home. These should be done as soon as possible as they all have their own report to write and present before closing.

You will have the opportunity to do a final walk-through prior to closing to ensure everything is agreed upon in the purchase agreement has been completed.

The title company’s job is to make sure the home can be sold with a “clear title.” They uncover whether the title has any liens by contractors or private parties, loans or city and county encumbrances. I will work closely with the title company and your bank to ensure the closing goes as smoothly as possible.

On the day of closing you will sign the documents for the bank loan, finalizing your purchase
